April 26, 2022, Plymouth, IN. – South Bend developer Holladay Properties was approved for a real estate tax abatement for a new facility on Miller Drive. The new $3.1M building will be leased to Renewal by Andersen as the new northern Indiana headquarters for the replacement window company.
The 25,000 sq.ft. building will be a distribution center combined with sales office and accounting functions. This location will service all northern Indiana with an estimated 85 employees to start. All the windows for Renewal by Andersen are custom manufactured to the job specifications in Minnesota.
The City of Plymouth Common Council approved the resolution for the tax abatement at their regular meeting Monday, April 25. They had previously approved declaring the site to be within an “Economic Revitalization Area” at their March 28 meeting.
Currently the Indiana headquarters are in Carmel, Ind. with a small distribution center in South Bend. When this building is finished all the South Bend employees will be transferred to the Plymouth location and additional employees will be hired. Other support staff will be transferred from Carmel. The average wage for employees at this location will be well above $25 per hour. Keith Hicks, the President of Renewal by Andersen Midwest, noted that the beginning wages will be $20 per hour with the Certified Measure Technicians considerably higher.
Because the developer is building the site to lease to Renewal by Andersen, Holladay Properties must apply for the tax abatement. Terms of the lease require Renewal by Andersen to be responsible for paying the property taxes and the tax abatement savings will be passed on to them. The site is part of a City of Plymouth TIF zone.
Construction on the site is expected to commence in June of this year. Renewal by Andersen is expecting to occupy the building and begin operations in February of 2023.
